Look, I’ll be straight with you about Bukowińska 22 – it’s one of those places that grows on you. When I first pulled up to this Mokotów address, I honestly wasn’t sure what to expect from a 3-star spot tucked away on a residential street, but you know what? Sometimes the best finds are the ones that don’t scream for attention. The building itself has this understated, modern apartment-style vibe that actually works really well if you’re tired of cookie-cutter hotel lobbies with their generic marble and fake plants. What I really appreciated was how quiet it gets here – I mean, you’re on Bukowińska which isn’t exactly a main drag, so you don’t get the constant tram noise you’d deal with closer to the center. The check-in was refreshingly straightforward too, none of that overly formal hotel theater where they act like you’re checking into the Ritz.

The rooms have this clean, minimalist thing going on that I actually found pretty relaxing after spending days wandering around Warsaw’s busier districts. Everything feels more like a well-appointed apartment than a traditional hotel room, which honestly suits me fine – there’s something about having a proper kitchenette that just makes you feel more settled, especially if you’re staying more than a couple nights. The bed was comfortable enough (though I mean, I’m not super picky), and the bathroom was modern with decent water pressure, which let’s face it, is sometimes a gamble in this price range. What surprised me most was how well-connected this spot actually is – you’ve got the Służew metro station within walking distance, and from there you can get to Old Town or the Palace of Culture in maybe 20 minutes. Plus, if you’re into that sort of thing, Galeria Mokotów is practically around the corner, which came in handy when I realized I’d forgotten to pack enough warm clothes.

I’d say the 7.4 rating is pretty fair – it’s not going to blow your mind, but it delivers on what it promises without any major disappointments. The staff was helpful without being overbearing, and honestly, the whole experience felt more authentic than some of the flashier places I’ve stayed in Warsaw. If you’re the type who values a good night’s sleep and easy access to public transport over fancy amenities you’ll probably never use, this place makes a lot of sense. The neighborhood itself is pretty typical residential Mokotów – tree-lined streets, local cafes, real people going about their daily lives rather than tourist central. I actually enjoyed my morning walks around the area, and there’s a decent little grocery store nearby if you want to grab breakfast supplies. Just don’t expect room service or a concierge – this is more about giving you a comfortable, no-nonsense base to explore the city from.

  Great location for kids with several playgrounds in walking distance. Wonderful park with 3 small lakes and lots of ducks. Kids loved feeding them.

  I was already second time we chose this same apartment to stay while visiting Poland because it’s very spacious, comfortable and nicely located. I like that the bedrooms are at the opposite side of the apartment from kitchen and living room because kids can sleep uninterrupted while parents still enjoy the evening. Apartment is clean and staff very helpful. Location is great because it’s close to subway and tram and there are groceries and other stores and cafes on the same block.
  
  What could be improved: Lack of AC is the biggest problem in the summer. The heat is manageable with open windows at night but the sounds of ambulances wakes us up every time so it’s not ideal. I also didn’t like the scarce amenities in the kitchen (because I cook a lot for the kids). The basics were there but a nicer frying pan or a veggie peeler is something I saw in other apartments and here it was sadly missing :/ I also did not find any salt which usually is a standard.

  What could be improved: Worst booking I never booked. If you are looking for a good place to stay, it is not this one.
  I came with my family (7 people).
  The apartment wasn't cleaned (there were even paint on the table that we cleaned ourself)
  A lot of things were broken, one of the bed was broken as well and my little cousin slept on the floor for 3 nights.
  Someone came on Monday to repair it but it was already the end of the stay. I asked the owner for the refund of one person that they of course refused.
  We found a needle in the couch as well, left by the previous person I guess.
  The appartement looks nothing like the picture, it's old and does not smell good.
  I am attaching some picture we took when we arrived and I will of course start a dispute with booking, this is not normal, and from the comments left by other people, I'm not the only one complaining.

  Гарні апартаменти, все з опису було в наявності – техніка, рушники, постільна білизна. В будинку магазин продуктів, поруч метро, автобусні та трамвайні зупинки. В пішій доступності є кафе, дитячий майданчик. До центру та вокзалу – 20 хвилин громадським транспортом. Дуже задоволені.
  
  What could be improved: Єдиний недолік – не було Wi-Fi всі 10 днів. Господарю писали на Букінгу, дзвонили на мобільний, писали на вказану пошту, але толком не отримали відповіді, крім «має працювати», «а точно підʼєднаний роутер?», «треба перезавантажити» або «надішліть фото де написано що немає підключення». Проблема не була вирішена, бо всі ці «методи» не працювали і нічого не змінювалось від того, що ми перепідключили роутер та перезавантажили його. Ми приїхали з-за кордону, довелось користуватися роумінговим інтернетом, що дуже дорого і незручно, коли не знаєш нічого в місті.

  Чисто, красивые виды и просторные комнаты. Расположение рядом с метро и магазинами.
  
  What could be improved: При заселении подошел какой-то охранник и нагрубил нам. В то время когда мы пытались открыть входной замок, он пришел и начал нам грубить. Можно было просто подсказать или помочь чем то. Я понимаю что скорее всего это охранник всего жилого комплекса, но это было очень неприятно. И весь предстоящий отдых был с негативными эмоциями.

  Місце розташування, підземний паркінг, зрозуміла схема поселення, достатньо посуду, великі просторі кімнати, в партаментах відносно чисто, чиста постільна білизна, в домі є магазин та аптека все необхідне в пішому доступі.
  
  What could be improved: Погано спускалась вода в умивальниках кухні та ванної, витяжка в ванній при виключеному світлі продовжувала працювати і трохи заважало спати якщо на цьому зосереджуватись.

  Apartament przestronny, sporo miejsca. Lokalizacja świetna, blisko do stacji metra, skąd w bardzo łatwy sposób można dotrzeć we wszystkie najważniejsze miejsca. Apteka, sklep spożywczy, lokale gastronomiczne – wszystko w zasięgu.
  
  What could be improved: Krótko przed możliwością zameldowania informacja o półgodzinnym opóźnieniu firmy sprzątającej, chwilę później o dwugodzinnym opóźnieniu (ostatecznie możliwe zameldowanie dopiero o 18). Mimo tego czystość w apartamencie zdecydowanie na minus. Sporo kurzu na meblach i podłodze, łazienka też nie do końca wysprzątana, o balkonie nie wspomnę. Oprócz słowa "przepraszam" nie doczekaliśmy się żadnej rekompensaty za opóźnione zameldowanie i informację o czystości.
