You know what? I’ve stayed at a lot of places in Warsaw over the years, and this little apartment hotel on Królewska really surprised me. I mean, when you first walk up to number 47/86, it doesn’t look like much from the outside – just another historic building in Śródmieście that’s seen better days. But honestly, once you’re inside, it’s got this warm, lived-in feeling that most hotels completely miss. The apartments are actually spacious (and I don’t mean hotel-brochure spacious, I mean you can spread out your stuff without tripping over your suitcase). What really sold me was the kitchen setup – it’s not some sad mini-fridge situation, but an actual functional space where you could cook if you wanted to. The beds are properly comfortable too, none of that rock-hard European mattress nonsense you sometimes get.
The location is where this place really shines, though. Królewska Street puts you right in the heart of everything without the tourist chaos of the Old Town. You’re literally a five-minute walk to the Royal Castle if you want the postcard stuff, but you’re also surrounded by actual Warsaw life – there’s this great little café called Karma Coffee just around the corner that locals actually go to, and the whole Nowy Świat area is right there for evening walks. I loved that you could grab groceries at the Żabka down the street or hit up the proper market near Plac Trzech Krzyży without needing trams or taxis. The tram connections are solid too if you need to get to other districts – the 4 and 15 lines are your friends here.
What impressed me most was how quiet it stays at night, even though you’re in the city center. The building’s old enough that the walls are actually thick, so you don’t hear every conversation from the hallway. Check-in was refreshingly straightforward – no long waits or complicated key card systems that never work. The staff actually knows the neighborhood and can point you toward things that aren’t in guidebooks, which is rare these days. I mean, sure, the elevator is tiny and takes forever (welcome to historic Warsaw buildings), and the WiFi gets a bit spotty during busy evening hours, but honestly? Those are minor things when you’re getting this much character and location for the price. The 9.2 rating makes sense – it’s not trying to be some fancy international chain, it’s just doing the apartment hotel thing really well in a spot where you’d actually want to stay.

It's a full apartment with living room, full kitchen, bedroom, bath, and washer-dryer. It's near the commercial center of Warsaw and is within very easy walking distance of bus transportation. The train to the airport and metro station are somewhat farther away–perhaps a 10 to 20 minute walk–but we walked to and from with our roller suitcases. The clothes washer and espresso machines came in handy so we left some extra laundry detergent and espresso pods for the next guests.

We had amazing time in Warsaw, apartment is located in central area ,close to shops ,restaurants train and metro station. Place is umbelivible quiet and clean, and we couldn't recommend more to couples and families.Thank you to lovely host Izabela to making our stay so special. We really liked this apartment! The hosts provided detailed instructions for finding the place and we had no problems getting in. The apartment was very clean, bright, and cozy. It was stocked with the essentials like soap, shampoo, conditioner, coffee, tea and sugar, which was really convenient since we arrived late at night. It had all the appliances as well – microwave, coffee maker, kettle, dishwasher, stove, washing machine. We had to reach out to the hosts on the second day and they were quick to reply, and really friendly in person as well. A great experience for our first few days visiting Warsaw!

Fantastic communication with host. Extremely helpful and quick getting back with answers to my many questions. A good washing machine and good location in the middle of the key sights though Warsaw is spread so there was walking and a bus involved in getting around. Good kitchen facilities, just needed a tea towel!

There were plenty of towels, dish soap, sugar, sweetener, coffee pods, tea bags, great kitchen, good size unit, very clean. We contacted the owners once via WhatsApp and they were very quick to respond.
