It’s one of those places that completely defies its 3-star rating – honestly, I’ve stayed at supposed 4-star places that didn’t come close to this level of thoughtfulness. The moment you walk in, there’s this immediate sense that someone actually cared about every single detail, from the way the lighting hits the lobby (warm, not harsh) to how the staff genuinely remembers your name after one conversation.

The studio rooms are where this place really shines, and I mean that literally – the natural light situation is incredible. These aren’t your typical cramped hotel boxes either; they’ve managed to create spaces that feel more like a well-designed apartment than a hotel room. The kitchenette isn’t just for show (I actually cooked breakfast a couple times), and the bed… well, let’s just say I slept better than I have in months. There’s something about the way they’ve arranged everything – you’re not constantly bumping into furniture or fighting with awkward layouts like you do in most boutique places. The bathroom products are locally sourced, which sounds pretentious but they actually smell amazing and don’t leave your skin feeling weird.

What really gets me about FLH is how they’ve nailed that sweet spot between intimate and professional. The housekeeping team is incredibly thorough without being intrusive, and check-in was refreshingly straightforward – no upselling, no lengthy presentations about amenities you’ll never use. I stayed during what seemed like a busy period, but the common areas never felt crowded or chaotic. The soundproofing is solid too, which honestly surprised me given the building’s character (you can tell it has some history to it). Parking was easier than expected, and they actually have decent coffee in the lobby throughout the day, not just during breakfast hours. The 9.7 rating makes complete sense once you spend a night here – it’s not trying to be everything to everyone, but what it does, it does exceptionally well. If you’re looking for a place that feels more like staying at a design-savvy friend’s apartment than a generic hotel, this is your spot.

  The place might be small, but truly beautiful and cozy! We felt very welcomed and glad we found it. High quality appliances, duvets, pillows, towels, interior itself – amazing!! Definitely staying here next time when coming to Warsaw!

  The location in a quiet environment, not far from the touristic interesting part of Warsaw (20 minutes by bus-bus station very close to the apartment) and 20 minutes by the subway (but the station was a bit farther from the apartment). The host was very welcoming and friendly, trying to help not only with accommodation, but also with printed material about tourist attractions in Warsaw. The free parking in the street. The appartment was small but equipped with all we needed. Very clean, and very quiet.

  It's a clean, modern space that has everything you'll need and is located in an easy going area. It's like living as a local in Warsaw, even though you're not a local ;). You can get to the city centre easily by using the metro (walking distance from the apartment) or by using the mountain bikes included. The host is the most accommodating and welcoming host you could wish for. He's been so helpful during our stay, giving recommendations on where to go in the city.   Okolica bardzo cicha, łatwy dojazd do centrum, w pobliżu sklepy. Właściciel bardzo pomocny, szczegółowo wyjaśnił funkcjonowanie kodów. Apartament bardzo przytulny, kompaktowy i świeży, mieścił wszystko co potrzebne, dopracowane detale oraz jakość tkanin – pościel, koc, poduszki – to wszystko wpłynęło na komfort w tym miejscu. W łazience dostępne płyny oraz bidetta tak rzadko spotykana w PL. W kuchni również dostępna kawa oraz podstawowe dodatki. Szczerze polecam to miejsce.

  Studio jest bardzo zadbane i przytulne, pobyt w nim to była naprawdę sama przyjemność — znajduje się w nim wszystko czego tylko można potrzebować, żeby komfortowo i przyjemnie spędzić czas. 🙂
  Co więcej, znajduje się w cichej i spokojnej okolicy niedaleko stacji metra, więc myślę, że naprawdę ciężko o lepszą opcję w Warszawie.
  Dodatkowo z właścicielem zawsze niezwykle łatwo można było się skontaktować i na każdym etapie był niezwykle pomocny.
  Dlatego właśnie serdecznie polecam każdemu tę przeuroczą miejscówkę!
