You know what? I’ve stayed at a lot of places in Warsaw, and Hubnera 1 really surprised me in the best way. It’s tucked away on this quiet street in Żoliborz – honestly, most tourists don’t even know this neighborhood exists, which is exactly why I love it here. The area has this old-school Warsaw charm that somehow survived everything, with tree-lined streets and these beautiful pre-war buildings that make you feel like you’re staying in a real part of the city, not some tourist bubble. The hotel itself sits in what used to be a residential building, and they’ve done this incredible job of keeping that homey feeling while making everything feel fresh and modern. I mean, you walk in and it doesn’t scream “hotel lobby” – it’s more like stepping into a really well-designed apartment that happens to have a front desk.
The rooms are what really got me though. Mine faced the courtyard (ask for one if you can), and it was so quiet I actually forgot I was in a major European capital. The beds are properly comfortable – not those rock-hard mattresses you sometimes get in boutique places that prioritize looks over sleep. Everything feels thoughtfully chosen, from the lighting that’s actually useful for reading to the bathroom that has enough space to spread out your stuff without playing Tetris with your toiletries. What I really appreciated was the little kitchenette setup – nothing fancy, but having a proper coffee maker and a mini-fridge meant I could grab groceries from the Żabka down the street and not feel chained to hotel breakfast schedules.
Getting around from here is actually easier than you’d think, even though you’re off the main tourist trail. There’s a tram stop maybe three minutes away that connects you straight to the Old Town, and honestly, the walk along the Vistula riverbank to the city center is gorgeous when the weather’s decent – takes about twenty minutes if you’re not in a rush. The neighborhood itself has this great mix of local cafes and restaurants where you won’t see another tourist, plus you’re close enough to Plac Wilsona that you can hit the bigger shops and restaurants when you want them. Parking was surprisingly manageable too, which anyone who’s driven in Warsaw will tell you is basically a miracle. The staff genuinely seemed to know the area well – they pointed me toward this amazing pierogi place on Mickiewicza that I never would have found otherwise. I’ll be honest, the only downside is that if you’re the type who wants to stumble back to your hotel at 2 AM from the bars in the center, you’ll need to factor in taxi costs or a longer tram ride. But if you want to experience Warsaw like someone who actually lives here rather than just checking off tourist boxes, this place nails it completely.

The apartment was as shown on the photos- very nice design and spacious. It is very quiet and was clean. It was quite well equipped The key box is very convenient. We appreciated a parking place in an underground garage. There are some shops and cafeterias nearby. We enjoyed the terrace and were gratefull for air ventilator as it was very hot in Warsaw during our stay. Overall a very pleasant experience. We hope to stay there the next time we visit Warsaw.
What could be improved: Everything was just fine. Only minor faults like no refill in shower gel and hand soap containers, too few towel hangers in the bath, not appropriate coffee capsules for Tchibo coffee maker – things that can be improved in no time. Our 3rd visit so must be doing something right! Comfortable well appointed flat in quiet development, but within a few minutes walk from many local shops, restaurants and cafes. Easy access to the centre of Warsaw.

A nice modern apartment in a new residence complex with a underground parking. Best instructions to get the keys and to use facilities! ALDI and small Zabkas are in a minute on foot as well as backeries and so on. About 2 km to get to Arkadia Mall and a tram stop with a direct way to city center.

Very well appointed spacious flat in a good location. Plenty of local shops & restaurants, easy access to the centre of town by bus, train and taxi. Free off-street parking available in underground carpark.
