Overview
First Impressions
Walking into K22 Apartments centrum Warszawy, you immediately get that “I’m in the right place” feeling. The building sits on a quiet street in Śródmieście, but honestly, you’re about as central as you can get in Warsaw without being right on the main tourist drag. It’s one of those spots where locals actually live and work, which I always prefer over the purely touristy areas.
Location That Actually Matters
Here’s what I love about this location — you can walk to the Old Town in about ten minutes, but you’re also surrounded by the kind of cafes and shops that Varsovians actually use. The apartment building is tucked away on Bagno street, which means you get the peace and quiet at night but still have everything within reach. I mean, couples rate the location 9.4 out of 10, and after staying here, I totally get why.
You know what’s really convenient? There’s a small grocery store literally around the corner, and the nearest tram stop is maybe a three-minute walk. The Royal Castle and all those postcard-perfect squares are close enough that you’ll probably end up walking past them multiple times during your stay.
The Apartment Experience
This four-star property gives you proper room to spread out — something you really appreciate after a day of sightseeing. The apartments have that modern Polish design aesthetic going on, clean lines but still warm and livable. Each unit comes with a fully equipped kitchen, which honestly saves you a fortune when you’re staying for more than a couple nights.
The furnishings feel thoughtfully chosen rather than just functional. I particularly liked the large windows — they let in tons of natural light during the day, and you get glimpses of Warsaw’s interesting mix of historic and contemporary architecture from most units.
Practical Comforts
What sets this place apart is how well everything actually works. The WiFi is solid (crucial if you’re working remotely), the heating responds quickly, and the parking situation is sorted if you’re driving. The building itself is well-maintained, and you get the sense that someone actually cares about the details.
The kitchenette setup is particularly well done — they’ve managed to fit everything you need without it feeling cramped. There’s even decent counter space for preparing meals, plus all the basics like a coffee maker and proper dishes.
Why Guests Love It
After spending time here, it’s clear why this property scores so well with visitors. You’re getting that perfect balance of independence and comfort that makes you feel like you’re living in Warsaw rather than just passing through. The location score of 9.7 isn’t just marketing fluff — you really are in the heart of everything that matters.
It’s the kind of place where you’ll find yourself taking the long way home just because you enjoy walking through the neighborhood. Plus, having your own space means you can start your day with coffee on your own schedule rather than rushing down to some crowded hotel restaurant.

Wonderful
Very good place, very clean,
What could be improved: In toilet no have rubbish bin
Wonderful
great apartment, good location
What could be improved: The kettle needs replacing
Good.
The building 10 minutes walk from the city center, is a classic Soviet-era residential block, with a simple, functional design. Adding to the atmosphere, the entrance features a bunker-style corridor—but we didn’t mind it at all.
The apartment itself was spacious and well-furnished, featuring a double sofa bed and everything we needed for our stay except..
What could be improved: The entire bedding felt a bit dusty, so since there was a washing machine, we decided to wash it ourselves.
Also a four-day stay, we were provided with only one roll of toilet paper. We reached out to the agency, but we never received a response—except for a reminder about the checkout.
Very good stay, good value for money
Large and quiet space, very conveniently located in the center, few minutes away from public transportation, important sightseeing ecc.
What could be improved: The blanked on the sofa, better a duvet with its clean cover
Overall it was good ,only cleanliness was issue
Good location, security in building, a lot of shops near by.
What could be improved: Need more attention for cleaning. There was dust ,when we were unfolding sofa we found toilet paper cartoon behind sofa and some dried liquid on the floor
Wonderful
Central. Clean. All necessary facilities for an apartment
Lovely little spot in perfect location!
Great location, easy access and wicked value for money. The owner was very helpful and great communication!
What could be improved: Bed was quite uncomfortable and the sheet provided didn’t cover the whole thing meaning it kept slipping off. Quite hot at night, a fan would have been nice. Good for one night but any longer would have been a struggle.
Very Good
The location is very good. It’s next to the palace of culture and science. And not far from the old town. Lots of restaurants and shops especially surrounding by the shopping centres.
What could be improved: None just because the room is on the ground floor so quite noisy lots of car doing some racing on the street.
Check in process is very uncomfortable, location and cleaness wonderful
Location and cleaness
What could be improved: Check in process is very uncomfortable
Wonderful
Location, cleanness
What could be improved: Only one bedcover, and very late sending the instructions how to get into the apartment (one hour before the actual check in)
