Hotel Description

You know what? K22 Apartments really surprised me when I stayed there last spring. I mean, when you see “3-star” you’re not exactly expecting luxury, but this place punches way above its weight. It’s tucked away on Bagno Street in the heart of Śródmieście – honestly, I walked past it twice before spotting the entrance because it’s in this charming old building that just blends right into the historic streetscape. The location is actually perfect if you want to be in the thick of things without paying Old Town prices. You’re literally a five-minute walk from the Royal Castle and maybe ten minutes to the main square, but here’s the thing locals know – you’re also super close to all those little cafes and bars on Krakowskie Przedmieście that tourists haven’t completely discovered yet.

The apartments themselves feel more like staying at a friend’s place than a hotel, which I loved. My studio had this great mix of modern touches (the kitchenette was surprisingly well-equipped) and original details like these beautiful high ceilings and restored wooden floors that creak just enough to remind you you’re in a building with actual history. The Wi-Fi was solid – I was working remotely for part of my stay and had zero issues. Check-in was smooth too, though fair warning: there’s no 24-hour front desk, so don’t roll up at midnight expecting someone to be there. They’re pretty good about coordinating arrival times though, and the staff actually knows the neighborhood well enough to give you real recommendations, not just the obvious tourist spots.

Here’s what really sold me on the place – the value is incredible for what you get in this part of Warsaw. I mean, you’re paying apartment-style rates but getting hotel-level cleanliness and service. The building can get a bit lively on weekend evenings (there are some popular spots nearby), but honestly it’s more charming city sounds than disruptive noise. Plus, if you’re the type who likes to grab fresh bread and coffee in the morning, there’s this fantastic little bakery just around the corner on Świętojańska that the locals hit up before work. The whole area has this lived-in feel that a lot of Warsaw’s more touristy accommodations just can’t match. I’d definitely stay here again – actually, I’m already planning to book it for my next trip because finding a place that feels this authentic and comfortable in the city center is pretty rare these days.

    The building 10 minutes walk from the city center, is a classic Soviet-era residential block, with a simple, functional design. Adding to the atmosphere, the entrance features a bunker-style corridor—but we didn’t mind it at all.


    The apartment itself was spacious and well-furnished, featuring a double sofa bed and everything we needed for our stay except..

    What could be improved: The entire bedding felt a bit dusty, so since there was a washing machine, we decided to wash it ourselves.


    Also a four-day stay, we were provided with only one roll of toilet paper. We reached out to the agency, but we never received a response—except for a reminder about the checkout.

    Great location, easy access and wicked value for money. The owner was very helpful and great communication!

    What could be improved: Bed was quite uncomfortable and the sheet provided didn’t cover the whole thing meaning it kept slipping off. Quite hot at night, a fan would have been nice. Good for one night but any longer would have been a struggle.

    The location is very good. It’s next to the palace of culture and science. And not far from the old town. Lots of restaurants and shops especially surrounding by the shopping centres.
