You know what, I was honestly surprised by K22 Apartments when I stayed there last spring. The location on Stefana Batorego is pretty sweet – I mean, you’re right in Mokotów which feels way more residential and authentic than staying near the tourist traps in Old Town. The building itself is this converted apartment block that’s been turned into serviced apartments, and while it’s definitely a 3-star place (don’t expect marble lobbies or anything), it’s got this lived-in charm that actually works. The apartments are proper studio setups with little kitchenettes – nothing fancy, but honestly perfect if you want to grab some pierogi from the local market and heat them up instead of eating out every meal. Check-in was pretty straightforward, though the reception isn’t staffed 24/7, so just make sure you coordinate your arrival time.

What I really loved about this spot is how it sits right on the edge of Pole Mokotowskie park. I’d wake up, grab coffee from that little café around the corner (can’t remember the name but it’s got the blue awning), and just walk straight into this massive green space where locals are jogging and walking their dogs. It’s maybe a 15-minute tram ride to get into the city center, but honestly that worked perfectly for me – close enough to hit the main sights during the day, but far enough out that you’re not dealing with drunk tourists stumbling around at 2 AM. The neighborhood has this great mix of young professionals and families, lots of decent restaurants within walking distance, and there’s a Żabka convenience store literally next door which saved my life more than once.

The apartment itself was clean and functional – I mean, it’s not going to win any design awards, but the bed was comfortable, the shower had decent water pressure, and the WiFi actually worked (which honestly isn’t always a given in Warsaw). The soundproofing is pretty good too, though you might hear some street noise if you’re facing Batorego directly. One thing to note is that parking can be a bit tricky if you’re driving – there’s some street parking but it fills up during the day, so you might want to ask about their parking arrangements when you book. The whole area gets pretty quiet after 10 PM, which I appreciated after long days of sightseeing. For the price point and that 7.9 rating, it’s definitely solid – just don’t expect luxury amenities or concierge service. It’s more like staying in a friend’s spare apartment, which was exactly what I wanted for exploring Warsaw without breaking the bank.

  Location close to airport and city centre, apartment was fairly clean. It had everything we needed for a short stay and the view from the bedrooms was quite nice at night. You can also take a breather outside on the balcony.

  Convenient location, 10-15 mins uber ride to most attractions we wanted to visit. Handy to have amenities like washing machine, kitchen etc. Towels were also provided.
  
  What could be improved: Was not so clean, quite dusty. It’s in the picture but did not realise until being woken up by natural light that one of the rooms does not have curtains/blinds, not so nice if you want a lie in on holiday. Mattress in that same room needs an upgrade, springs can be felt in some locations.
