Overview
First Impressions
When I first walked into Warsaw Apartments – Luxury Top-view Aparthotel, I honestly wasn’t sure what to expect from the name — it sounds a bit corporate, you know? But the reality is much more impressive than the branding suggests. This four-star property sits right on Wolska Street in the Wola district, and while that might not sound glamorous to outsiders, locals know this area has transformed into one of Warsaw‘s most dynamic neighborhoods. The building itself has this sleek, modern feel that immediately tells you they’ve put thought into the details.
The Apartment Experience
What really sets this place apart is that you’re getting an actual apartment, not just a hotel room with a mini-fridge. Each unit comes with a proper kitchen — and I mean a real one where you can actually cook, not just reheat leftovers. The layouts are surprisingly spacious, which is rare in Warsaw’s city center area. I spent a good chunk of time just enjoying the views from the windows, and honestly, the “top-view” part of the name isn’t just marketing speak. You get these sweeping sights across the city that make you feel like you’re seeing Warsaw from a completely different angle.
Location Perks
Here’s what I love about staying in Wola — you’re close enough to everything that matters, but far enough from the tourist crowds that you feel like you’re experiencing the real city. The metro connections are solid, and there’s this great mix of local cafes and newer spots that have opened up as the area gentrifies. Couples seem to really get this location (they rate it 8.8 apparently), and I can see why. It’s got that perfect balance where you can walk to dinner somewhere authentic, then easily hop over to Old Town when you want the classic Warsaw experience.
Practical Comforts
The apartments handle all those little things that can make or break a longer stay. The Wi-Fi actually works well — I mean, really works, not just technically functions. Parking is available, which anyone who’s tried to navigate Warsaw by car will appreciate. The building feels secure without being overly formal, and the staff strikes that nice balance of being helpful when you need them but not hovering. I particularly liked how they handle check-in — it’s efficient but still feels personal.
Why Guests Love It
What keeps people coming back here isn’t just one thing — it’s how everything works together. You get the independence of having your own space with the backup of hotel-style services when you need them. The recent guest ratings (8.7 for location) reflect what I experienced: this is a place that delivers on its promises without overselling itself. Whether you’re in Warsaw for business, exploring the city, or just want a base that feels more like home than a typical hotel, this aparthotel hits that sweet spot. It’s not trying to be the fanciest place in the city, but it absolutely nails being the kind of place where you can settle in and actually enjoy your stay.

Guest Reviews
Comfortable and beautiful.
The location was perfect and the room was comfortable and spacious. The view from the hotel was also breathtaking. It’s easy to walk from it to anywhere or to take public transport; both metro and bus stops are right by the building. Shampoo and gel shower were provided too.
What could be improved: The provider towels weren’t the cleanest and had stains on them.. there was also no room service so no one to pick up the waste or clean the room when you go out, which is a bummer.
Very Good
loved that it was self service
What could be improved: there was no ac and the room was really warm but they did provide a fan
Wonderful
Good location close to the Progresja venue. Good room and communication was good with staff online when I needed to change the sheets. I was overall very happy with my stay.
What could be improved: Nothing in particular, some reviews complained about noise from the street and yes it's a major road so it can be busy but it didn't bother me. And the sheets that had a spot on them were changed within 15min of me messaging the property via bookings chat function.
Great place to stay.
Great place to stay. Communication was great and the instructions to get into the room were really easy to understand and meant I could walk straight in, without the need to speak to staff. The room was very spacious and very clean. Great facilities would definitely recommend.
What could be improved: Wish there was more options on the TV - say a change to log into a streaming service, such as Netflix etc. Otherwise was very happy with the room.
Good small apartment.
The apartment is modern, clean and in good repair. The bathroom is particularly good for a small apartment -- the shower is spacious and works well.
The apartment is on the 8th floor of the building. It was summer, and rather warm, but the air conditioner worked well.
As the apartment is small, there is no sofa and the desk must double as a table to eat at.
We washed our clothes at the Speed Queen laundrette about fifteen minutes' walk away. A Biedronka supermarket is closer. Kaufland is up the main road in the Fort Wola shopping mall. There are small shops at the street level of the apartment building.
The tram line in front of the building was dug up for works, so we used the Z26 replacement bus service. When walking from Wola railway station it's about a kilometre walk to the apartment.
We had a good stay and would happily stay here again.
Really comfortable top-floor apartment in a developing area.
This is a really comfortable and new apartment, on the top floor of an apartment block - it's on the 8th floor if I recall correctly. It has everything you would need so far as I could see, good shower and all. Good view out the window, although not of anything in particular; it's just you can see a lot from the top floor here! Very comfortable bed.
What could be improved: This place could use one nice and comfortable chair - the chairs it does have are purely functional really. If you wanted to just relax and watch a bit of TV, the bed is your best bet, and it's nice to have a chair for that.
The location isn't amazing either, but that's why the price would be a bit lower for somewhere of this quality. I think this is a relatively newly developed area in Warsaw, and there's loads of work still going on around the area, much of it infrastructure related. As a result, it's a bit awkward getting in and out of this area (Polska); the first day I was there was straightforward enough on the trams, but then on the weekend (Sat + Sun) the trams stopped as I think the line is getting upgraded, so then I had to rely on 2 buses to get in and out of central Warsaw. Fortunately google maps generally gives very good travel directions.
Enjoyed our stay
Good transport links , clean and tidy and spacious room
What could be improved: Even though there was no staff needed , a greeting or smile from reception could go along way.
See through the bathroom into the room ... Very odd
Very cozy room with a comfortable bed, nice interior and all the kitchen amenities I needed.
I asked for 2 packages of coffee and that was provided. Plenty of room in the cupboard. Sunset view. Clear instructions how to get to my room. Lots of space and an AC in the room.
What could be improved: Cupboard door under the kitchen sink was broken, almost falling off the hinges. The rib curtain in the shower wasn't closing properly.
Overall I enjoyed staying at the property.
I liked that the apartment has a kitchen, you can cook or heat your own food comparing to the hotels where you can’t. Also, the amenities were great.
Wonderful
I really liked the apartments: good size, great view from the window; there is everything to have a good rest.
Good location and transport links. There is a great park nearby.
What could be improved: The cleaning of the apartment could have been more thorough. Especially the floor.
