You know what? I was honestly a bit skeptical when I first booked the Warsaw Kotsisa Apartments – I mean, Praga Północ isn’t exactly the first district that comes to mind when you think “tourist central.” But after staying there twice now, I actually prefer it to the overpriced places across the river in the Old Town. The building on Aleksandra Kotsisa street is one of those solid communist-era blocks that’s been nicely renovated inside, and here’s the thing that’ll make or break your Warsaw trip – they actually have dedicated parking spots. Trust me, if you’re driving in Warsaw, this is worth its weight in gold. The tram stop is literally a three-minute walk away, and the 4 or 6 will get you to the center in about fifteen minutes. I love that you can grab groceries at the Żabka on the corner (it’s open late, which saved me more than once), and there’s this little pierogi place two blocks down that locals actually eat at – not some tourist trap.

The apartments themselves are surprisingly spacious for European standards, honestly. Mine had this big window that looked out toward the courtyard, so it was pretty quiet even though you’re in the city. The kitchen actually has everything you need – I made breakfast most mornings and even cooked dinner a couple times. The WiFi is solid, which matters if you’re working remotely like I was, and the heating works properly (learned not to take that for granted after a freezing night in Krakow once). What I really appreciated was how straightforward the check-in process was – they send you clear instructions with photos, and the key pickup was smooth. The building entrance looks a bit intimidating with that heavy door, but once you’re inside, it’s clean and well-maintained.

I’ll be honest, Praga Północ has this slightly gritty, authentic vibe that some people might not love – it’s not polished like Śródmieście. But that’s exactly why I keep coming back. You’re staying where actual Varsovians live, not in some sanitized hotel bubble. The neighborhood comes alive in the evenings when people are walking their dogs and kids are playing in the small parks. It’s a ten-minute walk to the Vistula riverbank, which is gorgeous for morning runs, and you’re close enough to the hipster bars and galleries that have been popping up in Praga without being right in the middle of the noise. Plus – and this might sound weird – but I sleep better here than in the fancy hotels downtown. Maybe it’s because you’re not hearing drunk tourists stumbling around at 2 AM. The value is incredible too, especially considering you get a full apartment with parking for what you’d pay for a cramped hotel room in the center. I’m already planning my next stay here.

Exceptional

Всё очень чисто и аккуратно. Есть Всё необходимое для проживания. Рядом в шаговой доступности есть магазины. На кухне есть необходимые приборы. Понравился дизайн этой квартиры. Было приятно находится в ней.

What could be improved: Не понравился вид из окна. Но это не больная проблема. На данный момент с 7:00 недалеко проводится ремонт по этому было достаточно шумно. Так же в виду жаркой погоды в квартире отсутствует кондиционер или вентилятор. Достаточно жарко было.

Great for business trips :)

Brand new, well-equipped, and perfect for a stay near the university. There are train and bus stops close to the building, and a convenience store on the ground floor. Very positive experience!
