Overview
First Impressions
When I first pulled up to Willa Pirs, I’ll be honest — I wasn’t expecting much from this corner of Ursus. But you know what? Sometimes the best finds are tucked away in residential neighborhoods where you’d least expect them. This four-star property sits quietly on Regulska street, and there’s something refreshingly unpretentious about the whole setup. The fact that they have their own parking right on site immediately won me over — anyone who’s tried to park in central Warsaw knows what a relief that is.
The Neighborhood Advantage
Here’s the thing about staying in Ursus that most travel guides won’t tell you — you’re actually in a sweet spot. Sure, it’s not the Old Town, but you’re close enough to hop on public transport and be in the city center in about 20 minutes. What I really appreciated was how quiet it gets at night. No drunk tourists stumbling around, no late-night street noise. Just a peaceful residential area where you can actually get some sleep. The locals I met were genuinely friendly too, not the slightly weary politeness you sometimes get in touristy areas.
The Room Experience
My room was honestly better than I expected for the price point. Nothing fancy, but everything worked properly — and I mean everything. The Wi-Fi was solid, the shower had good pressure, and the bed was actually comfortable (not always a given, even in decent hotels). What struck me was how clean everything was, like someone actually cares about maintaining this place. The windows were properly soundproofed too, which goes back to that whole peaceful sleep thing I mentioned.
Morning Fuel
The breakfast situation here is pretty straightforward — it’s a buffet setup with all the Polish classics you’d want. I’m talking proper kielbasa, fresh bread, decent coffee, and enough variety that you won’t get bored if you’re staying multiple nights. Nothing revolutionary, but it’s filling and gets the job done. What I noticed was that the staff actually seemed to care about keeping things fresh and well-stocked, which isn’t always the case with hotel breakfast buffets.
Why Guests Love It
There’s a reason people keep coming back to this place — I actually met a couple who were on their third visit. It’s that rare combination of good value, reliable service, and a location that works without the tourist markup. Couples seem to particularly love it here, and I can see why. It’s got that cozy, residential feel that makes you feel like you’re staying somewhere real rather than just another cookie-cutter hotel. Plus, when you’re paying significantly less than what you’d shell out for comparable quality in the city center, you can actually enjoy your Warsaw trip without constantly worrying about your budget.

Perfect quality for price, the staff was friendliest people who helped us when our car broke down
What could be improved: Everything was good, only bit noisy from the planes
Exceptional
Clean, nice and comfortable.
What could be improved: A little far from city
I’d come there back
Tidiness, classy look inside. I liked that a lot.
Food in the restaurant was amazing with good prices.
What could be improved: Stuff could be more friendly
If you need to rest , it’s a good place for it.
Every aspect of it.
Exceptional
neat room, simple but delicious breakfast. We were also greeted by a very nice old man who gave us the room key
Exceptional
Everything was great, staff is good, breakfast as well.
What could be improved: In our room wifi connection was very bad.
Also if you have troubles sleeping there is an airport nearby with planes flying so it might be noisy sometimes.
But overall hotel is great, reccomend.
Good stay for two nights
Parking just in front of the hotel
Breakfast was very good
Clean room
Restaurant quality 👍🏼
Train station 10’ of walk (so you don’t need to looking for parking in the city)
What could be improved: Some very loud noise in the morning (second night was ok)
We got only one towel per person (anything for hands)
Slightly bigger blanket for two persons would be much more comfortable - but we managed 🙂
Strange check in
Clean, warm and comfortable rooms. Friendly staff
Clean, warm and comfortable rooms
Friendly staff
Tasty breakfast
What could be improved: No plastic bags in trash bins
No shampoo, only soap
No nightstand for the third bed
Exceptional
Great accommodation for the short stay when you need to rest before or after the flight, no long distance, safe free parking. Rooms looks very nice, newly refurbished, breakfast room looks even better. Breakfast limited offer, but all what you need and very delicious. Don't be taken aback by the appearance of the building which does not look interesting. I would rate general overview 10/10. I spend about 50 nights in 4* hotels a year, this is definitely one of the best experiences (value for money). For sure will come back.
What could be improved: Please renovate reception, it was the most weakness point of whole stay. 😉
Excellent
Breakfast was excellent. Very comfortable rooms and very clear . I will recommend this place for our friends.
