Hotel Description
You know what? I was honestly a bit skeptical when I first saw the name “Home Factory Estate” – it sounds pretty corporate for what turned out to be a surprisingly cozy spot in Praga Północ. The thing is, this neighborhood doesn’t get nearly enough credit from tourists who stick to the Old Town, but I actually prefer staying on this side of the Vistula. Kotsisa street itself is pretty quiet (which means you’ll actually sleep through the night), and you’re basically a ten-minute walk from the Praga Koneser Center if you’re into that whole trendy food hall scene. The building has this interesting industrial-meets-residential vibe – I mean, the area used to be all factories back in the day, so it makes sense. When I checked in, the whole process was refreshingly straightforward through their rental system, though honestly, don’t expect a traditional hotel lobby experience here.
The rooms themselves feel more like staying in a friend’s well-designed apartment than a typical hotel, which is either exactly what you want or completely not – depends on your travel style, I guess. Everything’s clean and modern without being sterile, and the beds are actually comfortable (I’m picky about this stuff). What really sold me was the kitchen setup – not just a mini-fridge and kettle situation, but proper appliances where you could actually cook if you wanted to hit up the local markets. The Różyckiego Bazaar is maybe fifteen minutes away on foot, and that place is an adventure in itself if you’re into vintage finds and local chaos. Parking was way easier than I expected for Warsaw – there’s street parking that doesn’t cost a fortune, unlike when I’ve stayed closer to the center where you’re basically paying hotel rates just to park your car.
Here’s the thing about Praga Północ that most guidebooks won’t tell you – it’s got this authentic Warsaw energy that the more touristy areas have kind of lost. You’ll hear actual Polish conversations in the cafés instead of English, and the restaurants serve food that locals actually eat rather than tourist-friendly versions. The tram connections are solid too; I could get to the main train station in about twenty minutes, and crossing over to the Old Town takes maybe fifteen if you catch the right connection. Sure, it’s not as polished as some of the international chain hotels, and if you need someone at a front desk 24/7, this probably isn’t your place. But honestly? For the price point and the experience of staying somewhere that feels genuinely Warsaw rather than generically European, I’d definitely book here again. The 7.9 rating feels about right – it’s not trying to be luxury, but it nails what it is trying to do.

Reviews
It was nice – Jagoda from Poland – January 19, 2025 (8/10)
Nice looking and clean, size enough for one person for few days. Shop downstairs was useful as well.
What could be improved: Bed is a bit delicate and mattress is so soft that when I was sitting or laying down I was afraid whether the whole thing is collapsing or not.good first impression, but small details came out with time, that decreased the provided score – Sebastian from Romania – July 10, 2024 (8/10)
Modern furniture and appliances, enough lingeries and towels, enough toilet paper, comfortable bed and sofa. Grocery store at the base floor of the building, free proper parking. 5 min walk to public transport.
What could be improved: Lack of AC, lack of dish dryer, insufficient bathroom supplies (shower gel, soap) for the length of the stay. Couldn't find the dumpster so we had to throw our trash in street bins. No mosquito net at the windows.Wonderful – Ralph from Poland – December 15, 2022 (9/10)
Very nicely furnished appartnent, offers everything one needs.
What could be improved: The bed is a bit softthe very nice place for stay – earlier communication about issue with Lift would be approviated at least for packing pur – Katarzyna from Poland – September 14, 2024 (7/10)
nice, new, having all what is needed
What could be improved: smell from fridge and not working elevator in the building(going with suitcase to 5th floor without earlier information was suprising.Exceptional – Urtė from Lithuania – June 3, 2024 (10/10)

Apartment is good, bet double check you will get what you booked. – Mindaugas from Lithuania – April 18, 2023 (6/10)
Apartment is new. Everithing is clean, bed and couch are comfy. Kitchen almost completely equipted. Good sound insulation. Remote check-in.
What could be improved: Major con. Apartment I received was diferent form apartment I booked. Although all apartmens are similar, ours was missing third kitchen chair, small table near couch and corner table to put laptop on. Renter was informed at once, bet refused to change anything. As a customer I would like to receive what I saw and bought, not what seller chooses to give me.
Minor cons. View form the windows, apartment is in ex-industrial area. Some small things missing, like toilet papier holder, small kitchen tools, etc.Wonderful – Borowy from Poland – October 17, 2024 (9/10)
Bardzo ładne mieszkanie.
What could be improved: Niestety zmieniony był kod i w sobotę popołudniu ciężko było się dodzwonić do zarządcy.Warto, jak na Warszawę to wszędzie wygodnie dojechać. Nowoczesne, fajne mieszkanie. – Sławomir from Poland – August 29, 2024 (9/10)
What could be improved: Brak elastycznosci zarządcy gdy chciałem ponownie wynająć lokal
